What is sealcoating and why should I do it?

Sealcoating is the process of applying a coating to your asphalt in order to minimize cracking and protect it from the elements (water, oil, sun damage). It is an important part of home maintenance as it can get much more costly to repair damage. It also improves the appearance of the driveway. 

How frequently should I sealcoat?

Depending on the driveway conditions, we recommend an annual or bi-annual sealcoat for asphalt maintenance. A regular sealcoat will extend the life of your driveway.

Can you fill cracks?

We use commercial-grade crack fill for both our commercial and residential customers. A crack must be at least ¼ – ½ inch thick and an inch deep in order for crack fill to be applied. Smaller cracks (called ‘alligator cracks’) are not filled, but will be sealcoated over. If cracks are too deep, the filler may fall through and may indicate systemic damage and further repairs are required.

How do I schedule the work?

Once you approve our written estimate, we will provide our next available opening. We will provide the day of the sealcoating and detailed instructions. You will receive email or text reminders and will be notified of any changes in scheduling.

How do I prepare for the work?

We ask that cars be removed from the driveway by 8:00 a.m. the day of the work. Cars can be returned to the driveway 24-48 hours after the work is completed (dependent upon weather conditions).

What happens if there is rain in the forecast for my scheduled time?

We will contact you immediately (via email or text) if your work needs to be re-scheduled due to inclement weather. We will re-schedule you as soon as possible.

What if I need additional repairs?

We repair damaged asphalt and fix potholes. Please let us know of any repairs when you request a quote. The cost of the repair will be in addition to sealcoating and will depend on the amount of commercial patch we use.

What time of year is sealcoating done?

Our season extends from spring through fall, when temperatures are reliably above 40 degrees.

What happens if it rains shortly after my driveway has been sealcoated?

The drying time of the sealcoat varies greatly based on temperature and sunlight. Please contact us immediately if there are any fluctuations in the sealcoat appearance or ‘cloudy’ areas.

How do I pay?

You have a few options. You can leave a check taped to your front door for our employees to take after they have completed the work. Or we will text or email your invoice to you and you can make a credit card payment through that system. We also accept payment through Zelle.
